@itbassman Thank you for those kind words of appreciation. My husband attended one of his Esmeralda investment dog and pony shows and we too did not invest. We suffered and lost over $350,000 on the 9 investment properties we were stupid enough to purchase. If we consider what we would have made on our 401Ks had we left them alone, our actual loss is close to $500,000. Our golden years have been destroyed and my hubby is not able to retire. I hope your story is better.
Gosh, Ann.... We now feel really blessed. We only purchased one investment property from IPX. It was a regular house and the in-place tenants turned out to be the best tenants I've ever had in any rental property. (We're still friends with them). We put enough down so we had an excellent positive cash flow. We held it for about 4 years and sold it for a decent profit. Not that it wasn't without problems.... we had to have the pool replastered (which we knew going in), replaced a water heater and dishwasher within 2 years of purchase, and had the normal maintenance issues that come with any rental. When we sold it, we found a previous owner (well before IPX) had enclosed the carport turning it into a garage and built a covered patio - both without any building permits. We had to obtain "after the fact" building permits, drywall the garage interior, add ground-fault-interrupt breakers, and get it inspected before the sale could proceed. I've had multiple rentals in the past, but learned a lot more with this one. But overall, it was a good investment for us. I'm so sorry your experiences didn't work out.
Ann - I haven't been a frequent visitor to your blog, but I thank our Lord that you created this site and did all the things you've done to keep everyone informed of all the shenanigans and legal maneuvering that Daniel was engaged in. Without your blog posts, I'm not sure most of us would even know that Daniel was killed. Nor that he had recorded many questionable DOT's on his various properties. My wife and I want YOU to know that your efforts have been extremely valuable to all IPX-related investors!!!! THANK YOU for everything you've done! I'm sure I'm not alone and that most everyone on this blog would share my thoughts.
Despite heavy recommendations from Daniel a couple of years ago, my wife and I decided NOT to invest in the Esmeralda project because I wanted nothing to do with any real estate ventures in Mexico. Our sincere hope is that somehow, everyone will receive most of their investments back.
I think I feel worse after reading his history. He really was a con man going back to his days in Minnesota, or at the very least, an immoral crook. How did he ever operate for so long here without this being known? Were his parents part of his bad deeds, there? Did the apple not fall far from the tree? Sounds like he did it all through a business LLC they owned.
